Everyone I talk to in 2026 wants to know the same thing: what is happening with interest rates? It is the number one worry for buyers right now. So I went looking for a real answer, not a slogan.
I searched the MLS. I searched Zillow. And I found more than 120 properties for sale right now in the Triangle with assumable mortgages. Some have rates as low as 2.25% on an assumable VA loan. I also saw an assumable rate of 2.375%. Those numbers sit far below the rates most buyers are quoted today.
Here is the honest point: there is a way to buy a home in the Triangle with a much lower rate. It is not a trick. It is not a promise either. It is a real tool, and this guide explains how it works, what it really costs, and where it can trip you up if you are not careful.
What an Assumable Mortgage Is
An assumable mortgage lets the buyer step into the seller's shoes. Instead of getting a brand new loan, you take over the seller's existing home loan. That includes their interest rate and their payment plan.
Here is a simple everyday example. Your neighbor has a home loan from a few years ago at a low rate. You want to buy their house. With an assumable loan, you ask the lender to let you take over that same loan. Same rate. Same terms. You keep making the payments the seller would have made.
Not every loan can be assumed. Mostly FHA and VA loans can be assumed. That is why most of the 120+ assumable listings I found are tied to FHA or VA loans. It is a smaller slice of the Triangle market, but it is a real one.
The Real Math
Here is where it gets good. Rates on new loans are running around 6.8% to 7.1% these days. An assumed rate is often around 3.25%. Sometimes it is lower.
Take a look at this sample side by side. The numbers below are a sample meant to show the gap. They are not a quote, a promise, or a loan offer.
Sample: $350,000 loan balance
- New loan at about 7% (principal and interest): ~$2,328 a month
- Assumed loan at about 3.25% (principal and interest): ~$1,523 a month
- Rough savings: ~$805 a month
About $805 less every single month in this sample
To be clear, that is principal and interest only. Taxes, insurance, and HOA dues sit on top at any rate. And your real numbers depend on the loan balance of the home you actually choose.
Here is my honest finding: on homes like this, the rate gap saves buyers roughly $500 to $1,000 or more every single month. That is real money, month after month, for the life of the loan.
The "Equity Gap" Reality Check
Now for the honest part. Most agents skip this because it sounds complicated. I will not hide it from you.
When you assume a loan, you take over the seller's remaining loan balance. You do not take over the purchase price. Those are two different numbers.
Say the seller's loan balance is $350,000, and you agree on a price that is higher than that. The assumable loan only covers what the seller still owes. You have to cover the difference between the loan balance and the price yourself, with cash, with home equity, or with a second loan.
That difference is the equity gap. Sometimes it is small. Sometimes it is large. It depends on the home, how long the seller has owned it, and what you agree to pay. The math has to work for you either way, and you deserve to know that number before you fall in love with the rate.
What to Know Before You Get Excited
I want you to get excited about a lower rate. I also want you to go in with your eyes open. Here is what to know before you get too far.
- Assumptions need lender approval. The lender has to say yes. And they do not always say yes.
- VA assumptions have VA rules. An assumable VA loan comes with eligibility rules and requirements from the VA. That does not mean you cannot do it. It means the VA has a say.
- You still have to qualify. A low rate does not skip the credit check or the income check.
- Not every home will work for you. I found more than 120 assumable listings, but not every one will fit every buyer. Budget, timing, and the equity gap all matter.
- You get the existing loan terms. The rate and the terms come from the loan the seller already has. You cannot reshape them like a brand new mortgage.
None of this is meant to scare you off. It is meant to keep you safe. When you know the rules, you can play the game well.

Raleigh Assumable Mortgage FAQ
What is an assumable mortgage?
An assumable mortgage lets the buyer take over the seller's existing home loan, including its interest rate. You step into the seller's shoes and keep making their payments. Most assumable loans are FHA or VA loans.
Which loans can I assume?
Mostly FHA and VA loans can be assumed. That is why most of the 120+ assumable listings I found are tied to FHA or VA loans. You will want to confirm with the lender that a specific loan qualifies.
Do I need a lot of cash to assume a mortgage?
Sometimes yes, sometimes no. You take over the seller's remaining loan balance, not the purchase price. You cover the difference between the balance and the price with cash, home equity, or a second loan. That difference can be small or large depending on the home.
Is the rate on an assumed loan guaranteed?
The rate is the rate already on the seller's loan. But the assumption still needs lender approval, and you still have to qualify for it. So the low rate is a real chance, not a promise.
